Restaurants, shops, hotels and apartment buildings. We schedule the work around your business, so you can stay open.
No obligation. We’ll get back to you shortly.
On a commercial job, the painting is only half of it. The other half is not getting in the way of your customers, guests, tenants or staff.
We work around your hours — nights, early mornings, weekends, or one section at a time while the rest stays open. We agree on the schedule before we start, keep work areas closed off and signed, and clean up at the end of every shift so the space is ready for business the next day.
Our commercial work ranges from restaurants and retail to higher-end hotels and HOA apartment buildings — including a Dutch Bros, the Hyatt Residence in Carmel Highlands, and shop buildings around the county. We also refinish wood: bar tops, trim and paneling sanded down, stained and clear-coated.
Most of what makes a commercial job go smoothly is planned before anyone opens a can.
We walk the property with your property manager, and the owner when they’re available. We look at the surfaces, their condition, access, and how the space is used during the day. You’ll get a detailed estimate within two to three days, or sooner if you’re on a tight timeline.
We work out the details with your property manager: which hours work, which areas can be closed off and when, and how you want us to work around customers, guests or tenants. Then we build our schedule around yours so your business is disrupted as little as possible.
Outside, we lay drop cloths over gravel and concrete, run paper and tape along the edges for clean lines, and cover windows, doors, plants, lights and cameras. Inside, floors get drop cloths and paper, lights get covered, and furniture is moved out of the way and wrapped in plastic. Any parking spots or walkways where overspray could reach get taped off with caution tape.
On exterior projects, we pressure wash first to remove salt, dust and grime. Then we scrape, sand, patch and caulk. On wood, the old finish gets sanded back to bare, clean wood.
Every raw surface gets primed: new stucco, bare wood and new drywall. On new stucco and drywall, we wait until the moisture is gone before we prime, so the paint bonds and lasts.
Painted surfaces always get two finish coats. Bars and counters get sanded, stained if you want a new color, and then sprayed with an industrial, chemical-resistant clear coat built to handle heavy traffic and daily cleaning.
At the end of every day, we haul out the trash and take down the caution tape so parking and walkways are open again. When the job is done, we walk the property with your property manager, and the owner when they’re available, and fix anything before we call it finished.
Every photo is a real RH Painting project.

It depends on the size of the space, surface condition, access, and whether the work needs to happen after hours. That’s why we don’t quote commercial jobs over the phone. The free walkthrough is where we look at it and give you a real number.
